Sigma Computing Signs 64K SF Lease at SL Green’s One Madison
Sigma Computing is relocating its New York office from Zero Irving near Union Square to a significantly larger space at One Madison Avenue, leasing 64,077 square feet on the third floor of the building. This move expands Sigma's footprint from approximately 15,420 square feet to over 64,000 square feet, reflecting the company's growth and the appeal of One Madison's amenities and location overlooking Madison Square Park. The lease was negotiated by Newmark's Brent Ozarowski for Sigma, while JLL represented SL Green Realty, the landlord, which has invested $2.3 billion in renovating and expanding the Class A office tower. With this lease, One Madison's occupancy rises to about 78%, joining tenants like IBM, Coinbase, Franklin Templeton, and Palo Alto Networks. SL Green noted strong leasing momentum in Midtown South, with Manhattan office leases totaling over 1.26 million square feet in 2025 so far. The building features state-of-the-art facilities, including an advanced HVAC system, tenant lounges, a rooftop garden, and high-profile dining options by Chef Daniel Boulud, enhancing its attractiveness to tech and finance tenants.
