Knight Wood Portfolio Plans 122-Bed HMO Hull Former Hotel

Plans have been submitted to convert the former Portland Hotel in Hull into a 122-bed house in multiple occupation (HMO) by Knight Wood Portfolio Limited, aiming to revitalize the building after years of vacancy and misuse, including as a cannabis factory. The proposed development includes well-designed private rooms, each with a kitchenette and ensuite bathroom, as well as generous communal facilities such as kitchens on each floor, laundry rooms, a gym, a cinema room, and working pods. The building, once Hull’s first AA four-star hotel, has had a troubled history with failed student accommodation attempts and ownership issues. Exterior improvements are also planned, including refurbished mosaic tiling and new glazing to enhance the building's appearance. Meanwhile, in Mansfield, a separate planning proposal seeks to convert a vacant office building into a five-bedroom HMO, emphasizing preservation of the heritage character of the area and high-quality living spaces. Both projects reflect efforts to repurpose existing buildings into modern communal living spaces while balancing heritage and community considerations.
