Cognizant is set to sell its long-standing headquarters in Chennai's IT Corridor, a significant site that has been operational for over 20 years. The property, spanning 15 acres with 400,000 square feet of office space, is expected to generate between ₹750 crore and ₹800 crore. This site has historical importance as it was where Cognizant co-founders operated and marked a milestone by remotely ringing the Nasdaq opening bell. The company plans to vacate the premises by December 2024 and has engaged JLL to manage the sale process, with negotiations ongoing with local developers. Following the sale, Cognizant intends to consolidate its operations into three owned buildings at the MEPZ campus and is reducing leased spaces in Chennai. The move aligns with Cognizant's broader strategy to streamline operations and minimize non-core real estate holdings.
