Stoke-on-Trent Leads UK House Price Growth
Stoke-on-Trent has emerged as the UK city with the highest annual house price growth in 2024, experiencing a significant increase of 17.2% to an average of £227,002, according to Halifax research. Slough and Oldham followed, with respective increases of 14.9% and 14.6% in house prices. This trend indicates a shift towards more affordable areas, as many buyers are priced out of high-cost regions, particularly London, where several boroughs have seen price declines of up to 6.6%. Notably, Huddersfield, which previously led the growth chart, recorded a 6.6% drop in property values this year. Amanda Bryden of Halifax highlighted that while some regions are seeing remarkable growth, London’s high property prices remain a barrier for buyers, reflected in a house price to earnings ratio of 8.22. Overall, the national average house price growth reached 6.3%, with the South East recording the smallest increase at 1.8%.
