Gen-Homes Sell Out; Diamond Head Estate Listed $34M
A longtime Hawaii homeowner, 76-year-old Conrad, has listed her extensively renovated Diamond Head estate — a circa-1941, 0.8-acre property with a $12 million garden and home overhaul, a 5,200-square-foot main house, cottage and Pilates studio — for $34 million. At the opposite end of Oahu’s market, DR Horton Hawaii’s Ahakea “Gen-home” models (no more than 12 feet wide and under 1,000 square feet) are selling rapidly at about $700,000 as smaller entry options below Oahu’s $1.15 million median. Nationwide, Stacker’s state-by-state compilation of Zillow data shows a typical U.S. home value of $364,891 in September and wide regional variation, with the Seattle–Tacoma–Bellevue metro near $938,751 and Urban Honolulu among Hawaii’s priciest areas. Higher borrowing costs — a 30-year fixed mortgage rate around 6.27% — are weighing on affordability and helping explain demand for compact, efficient housing in high-cost markets. State lists illustrate large spreads between expensive markets such as parts of Vermont and Washington and lower-cost regions including Oklahoma and Mississippi.
